Rye NH is a beautiful little seaside town along the coast of the Atlantic Ocean.  The next town south of Portsmouth, it has an entirely different feel.  Parts of Rye are quite country-like feeling, parts of Rye are on the ocean and offer stunning views and beaches for summer fun, and there are beautiful estate-like settings scattered all throughout Rye, and we have everything in between as well.

Rye New Hampshire is a beautiful scenic small town located right on the coast of NH.  We have the smallest coastline in the country, and it’s just beautiful!  Our small 17 mile long coastline is just as most picture New England’s coast – some rocky coastal areas and some beautiful sand stretches of beach.

Our coastline offers some wonderful scenery and beautiful peaceful settings along the coastal route of Route 1-A, which follows the ocean.  You’ll find great fishing spots, as well as whale-watching trips and deep-sea fishing cruises, all from Rye Harbor.

The drive along Route 1-A, Ocean Boulevard, is so tranquil, it can really soothe your soul.  It’s one of my favorite drives, and is a favorite of most locals.

There are some truly stunning Rye homes along this drive, most were built as summer homes in the Victorian times.  Today, many of these Rye NH homes are now used as year-round residences.

Rye NH became the summer playground for the rich and famous during the early 1900’s for many years.  Many of the local residents today can trace their roots many generations back to the early settlers of Rye.

Students in Rye attend Rye Elementary School and Rye Junior High School, and then go on to Portsmouth High School, as part of the School Administrative Unit #50.  Rye Elementary covers pre-school through 5th grade, and Rye Junior High covers 6th grade through 8th grade.  The Rye PTA (Parent-Teacher Association) is very active, holding monthly meetings as the Rye Library during the school year.  They take to heart the Rye School System’s slogan of “every child – one voice”.

Rye NH is in a great location – right along the Atlantic Ocean, less than an hour’s drive south into Boston, and an hour north to Portland Maine.  Manchester NH and Manchester Airport is a 45 minute drive west, and loads of winter activities can be found within less than a 2 hour drive from Rye.  Portsmouth NH is the next town over, just a short few minutes drive away.

Everyone seems to have some kind of interest in the real estate market, and a thirst for local Seacoast NH real estate market information is alive and well.


Rye New Hampshire
is a beautiful little town nestled right along the coast, with a rocky and sandy coastline that locals and visitors alike fall in love with.  Just minutes from downtown Portsmouth NH and within easy access to local highways, Rye is a quintessential small New England town with a beautiful church in the very center of town, just like a postcard scene!

The real estate market in Rye is alive and well, and here are the statistics for the 1st quarter of 2009:

  • 55     ~    homes presently for sale in Rye NH
    250   ~    average days on the market for those homes currently for sale
  • 4      ~     homes currently sale pending in Rye
    85    ~     average days on the market for homes currently sale pending
  • 5      ~     homes sold in Rye during the 1st quarter
    59    ~     average days on the market for those homes that sold

  • Currently, the average asking price for homes for sale in Rye NH is $1,013,451.
  • The average asking prices on those homes currently sale pending was $700,625.
  • The average asking price on those homes sold in Rye New Hampshire for the 1st quarter of 2009 was $666,625.
    The average selling price of those homes that sold was $540,825.

For the 1st quarter of 2009, Rye NH home sellers received on average 81% of their last asking price as their final selling price.

Real estate markets and the local activity have varied greatly all across the country.  All real estate is local, super local, and no matter how hard the medie tries to portray a national real estate market, there really is no such thing.

The various regions of New Hampshire are all quite varied, and even here in the Seacoast areas of NH and southern Maine, real estate activity varies from town to town.

This real estate market report focuses on the NH Seacoast towns of Rye, North Hampton and Newcastle:
New Castle New Hampshire Homes – 2008 Real Estate Market Recap:

During the year (2008), 33 homes came on the market for sale, with an average asking price of $1,221,542.  We saw 15 homes sell in New Castle during 2008.  Those homes had an average selling price of $1,064,957, and it took an average of 182 days for those homes to sell.  Sellers realized, on average, 92% of their last asking price.

Rye New Hampshire Homes – 2008 Real Estate Market Recap:

2008 saw 130 homes in Rye NH come on the market, with an average asking price of $949,368Seventy Rye homes sold in 2008, and the average sold price was $656,333.  The average days on the market for those homes that sold in Rye last year was 136 days, and sellers in Rye received an average of 92% of their last asking prices.

North Hampton New Hampshire Homes – 2008 Real Estate Market Recap:

North Hampton NH homes for sale during 2008 totalled 91 homes, with an averaga asking price of $802,908.  We saw only 35 homes in North Hampton sell last year, with an average selling price $726,320.  Those homes that sold last year took an average of 202 days, and those sellers received an average of 90% of their last asking price.

for Sept 2008


The
Seacoast areas of New Hampshire are really some of the
prettiest towns you could want to live in.  And the towns of
Rye, Newcastle, and North
Hampton
are no exception to that statement.  Our coastline here in NH
is the smallest in America, and
it’s also among the most scenic as well.  Those of us who live here just love
it, however small it is!

Real estate in this area always has a constant demand
because of our location, and not just because we’re along the Atlantic Ocean.
We are within an easy driving distance to Boston, Portland Maine, and Manchester NH -
all less than an hour to get to.  The NH mountains for skiing and
beautiful scenery are just an easy drive as well.  We have loads of great
dining, shopping, golfing, scenic rides, and so much more that just all come
together to make this area a wonderful place to call HOME!!

Here are the real estate updates for the month of September
2008:

New Castle NH:

  • – We currently have 18 homes for sale in
    Newcastle
    , with an average asking price of
    $1,318,444
    , and an average days on the market of 265 days.
  • – During September, 1 home went under agreement/sale pending, and
    that home had an asking price of $1,050,000.  It had been on the
    market 166 days.
  • – September brought just 1 closed sale/sold, and that house sold
    for $1,082,357.  The asking price on that house had been $1,190,000,
    and it took 738 days to sell that house.

Rye NH:

  • – We currently have 68 homes for sale in Rye NH,
    with an average asking price of $1,214,247, and the average days on
    the market is 190 days
    .
  • – The month of September saw 5 homes go under agreement/sale
    pending
    , and the average asking price of those homes was $701,580,
    with the average days on the market of 93 days.
  • –  There were 9 homes sold in Rye in September,
    and the average selling price of those homes was $739,621, while the
    average asking price of those homes was $778,722.  The average days on
    the market before selling was 180 days.

North Hampton NH:

  • –  We currently have 64 homes for sale in North Hampton
    NH
    , with the average asking price being $773,177.  The
    average days on the market is 203 days.
  • –  One home went under agreement/sale pending, and the asking
    price of that home was $292,500
    .  The days on the market for that home was
    94 days.
  • – We had 2 homes sold in North Hampton in
    September, and the average selling price of those homes was $300,000.
    The average asking price was $321,250, and the average days on the
    market was 98 days.

Whilethose numbers certanly aren’t great, they are showing us that it’s a great time to be a home buyer in this area.  With real estate moving a little slower of late, and plenty of homes on the market, buyers have choices and they have some excellent negotiating oportunities in this market.

What does all this mean for sellers in these areas?  It means if you want to sell your home, you need to price it aggressively and have it in the best condition you can get it in.  Buyers have a lot of choices in some of our Seacoast towns, and you want to do everything you can to make your home their choice.  And you must start with the price.  If you price your home too high for the market, you may as well just not bother putting it on the market at all.

This market is ruled by price, and if your home isn’t perceived to be a good value before buyers look at your home, you’ll never get a chance for them to see what it really looks like.  They just move on to another property that they do perceive to be priced realistically for the area and the market.
