With the Fed’s most recent actions regarding interest rates and home mortgages, the home mortgage rates available now and for the foreseeable future are basically rock-bottom!  This truly is what could be considered a ‘perfect storm‘ for home buyers.

If you’ve been sitting on the fence about whether to buy now or wait a bit, take advantage of what’s there just waiting for you -

  • amazingly low interest rates,
  • lower prices on Portsmouth NH homes and condos, and
  • interesting negotiating opportunities.

2008 Real Estate Market Recap

Portsmouth NH homes and condos real estate market activity was up and down throughout the year during 2008.  The strongest amount of activity in both homes and condos was late spring into the summer, for both homes and condos listed for sale on the market and homes and condos sold.

Portsmouth New Hampshire Homes – 2008 Activity:

  • 231 homes were listed for sale during 2008
  • 126 homes sold during 2008
  • $354,365 was the average selling price of Portsmouth homes during 2008
  • 107 days was the average number of days it took to sell those homes that sold during 2008
  • 96% was the amount that sellers, on average, received of their last asking price during 2008

    Real Estate Market Update for Portsmouth New Hampshire
    Condos     - September 2008

    Cedar Ridge CondominiumsReal estate is local, VERY local!  The condo market in Portsmouth NH
    can be very different than the condo market in Hampton or Exeter or
    Dover    , etc.  Make sure, when making assessments about your local
    real estate market, that you talk to an agent who
    really knows your market and can provide you with accurate detailed information.

    Real estate is always one of the topics of conversation wherever we go, and who isn’t interested in real estate and how markets are doing!  There’s always
    someone looking to buy a home, sell a home, or they know someone thinking about buying or selling real estate of some sort.

    Homebuyers and home sellers in Portsmouth NH are no different, and I get asked about the New Hampshire real estate market all the time.  I love real estate, and helping people buy and sell homes and condos, so I never tire of real estate conversations!

    Here’s how the Portsmouth NH condo real estate market has done for the month of September 2008:

      • –  We currently have 111 condos for sale in Portsmouth, with
        the average asking price being $445,315.  The average days on the market for
        those condos is 140 days.  Nineteen new listings for Portsmouth condos came on
        the market during September.
      • –  During September, we had just 5 condos go under agreement/sale pending.  The
        average asking price of those condos was $441,160, and the average days on the
        market was 85 days.
      • –  The number of Portsmouth NH condos that sold during
        September was 11 condos, and the average days on the market for those condos
        that sold was 95 days.  The average sold price was $251,036.  Sellers received,
        on average, 96% of their last asking price.
    • –  During the month of September, we saw the listings on 11 Portsmouth
      condos       expire without selling.  Typically properties don’t sell because
      they’re just not priced properly to reflect the current market conditions – and
      that’s the reason most of these condos didn’t sell as yet.

    The current absorption rate for Portsmouth NHHaven School Condos
    condos is running about 11 months.  The absorption rate tells us how long it would take to absorb
    the current inventory of condos for sale in Portsmouth NH if no
    other homes came on the market for sale.  This month’s absorption rate
    has gotten a little longer compared to August’s absorption rate for Portsmouth NH
    condos    .

    If you’re thinking about buying a home or condo in Portsmouth, you’re in a
    great market, both for timing and for what Portsmouth has to offer.  Your
    choices in housing are great and there are some great buying opportunities in
    the market.   And if you’ve been in the market and have found that perfect house
    or condo, only to have another buyer snap it up, you know that properly priced
    real estate is selling pretty quickly.

    Fall Selling Tips for Portsmouth NH Homes and Condos

    Selling Tips for Homeowners in Portsmouth New Hampshire

    If you’re
    thinking about selling your home or condo in Portsmouth
    NH    , what a great season to help enhance the beauty of your
    home!

    Fall colors and scents are glorious here in New Hampshire and Maine.  Embrace
    them and use them to help showcase your condo or home to potential Portsmouth
    homebuyers    .

    Fall here in the Seacoast is just gorgeous, and these tips will help you
    incorporate that beauty into your Portsmouth NH home to help
    potential buyers see that beauty as well!

    Some of these tips are common sense, and some add a really nice welcoming
    feeling to potential buyers and their agents, and they all offer homeowners easy
    things to think about doing if their home is for sale.

    –   “Curb Appeal” – never forget to think about
    those all-important ‘first impressions’.  With the gorgeous colors of fall
    leaves, this can add to a home’s already existing appeal, however all those
    leaves laying around on the ground certainly don’t.  Clean them up!!

    –
    “Celebrate the Season”
    - this is one that I have to admit I wouldn’t have given much thought
    to.  Embrace the fall and have fall decorating items–hang a nice
    fall wreath, arrange some pumpkins & corn stalks – what a nice way
    to greet people at the front door.  Nothing says ‘welcome’ like a
    nice display of seasonal things at the entry of a
    home!

    –   “Let the Light In” – oh how important
    this one is!!  If you have heavy curtains or drapes, open them up and let the
    sun shine in!!  Turn on lamps and make your home exude a warmth and welcome for
    showings.

    –  “Your Fireplace” – if you have a fireplace, this
    is a lovely time of year to show it off.  Place a log or two in the fireplace,
    or if you have a gas fireplace, flick the switch and have a nice fire
    burning/glowing to welcome potential homebuyers.  You can place a nice candle
    holder in the fireplace that holds several candles.  What a great way to say
    welcome to those looking at your home or condo!

    –  “Scents of the Season” - the sense of smell is
    the strongest sense to appeal to.  Most people are greatly enticed by the scents
    of cinnamon and apples.  Bake a fresh apple pie and/or cinnamon cookies – what a
    great way to welcome potential homebuyers!  Leave a plate of these fresh-baked
    goodies with a note to have buyers enjoy a treat while viewing your home – a
    very nice touch that they won’t forget.

    Portsmouth NH Real Estate – Home Mortgage Application Tips

    Looking to buy a home or condo in the Portsmouth NH
    area    ?

    Make sure you start off by getting a written pre-approval letter from a professional lender.

    Now that you’ve found the perfect Portsmouth home or condo, it’s time to make your mortgage application.  Here’s what you’ll need to get together for
    your lender so you can provide him or her complete information to get your home mortgage in the works:

    • –  one month’s worth of pay check stubs;
    • –  your last 2 years’ of your W-2 forms;
    • –  your most recent 2-3 months’ of bank account statements;
    • –  account numbers and contact information on all credit cards and outstanding loans;
    • –  child support and/or alimony payments, if applicable;
    • –  your last 2 years’ of tax returns, if you’re self-employed.

    This information is necessary to process your request for a Portsmouth NH home or condo mortgage, so the more documentation you can provide up front, the smoother and more stress-free your real estate purchase and mortgage process will be.  If your lender requests additional informtation, do your best to get that information back as quickly as you can.  Keep the process flowing and don’t cause unnecessary delays by not providing what’s asked for or by challenging your lender’s need for certain information or documentation.

    Here are some other tips to pay heed to while you’re in the home buying
    process:


    • –  Don’t go out and run up your credit cards or make any big purchases.
    • –  Don’t open any new credit cards or charge accounts.
    • –  Don’t switch jobs during the process.
    • –  Keep all your accounts current and pay your bills on time or early.
    • –  Make sure to keep your current mortgage payments paid and up-to-date.

    Most lenders these days pull a new credit report and do new verificatons of employment just before the closing.  Any substantive changes in any of your accounts or employment may jeopardize your ability to obtain the mortgage for that perfect Portsmouth NH home or condo you’ve been working
    hard to buy.

    Be prepared and plan ahead, and your home buying and mortgage experience will be a happy positive one!
