Portsmouth NH Homes Sold Activity – 1st Quarter 2009

The Portsmouth NH real estate market is always abuzz with people wanting to know what’s going on, how’s the activity, what’s sold and for how much.  After all, almost everyone is interested in real estate, and as the real estate markets go, typically so goes most other things in the economy.

So, how’d we do in the Portsmouth real estate market for the 1st quarter of this year?  Check out the stats below:

  • 57  –  homes currently for sale in Portsmouth
    114  –  average days on the market for homes currently for sale
  • 18  –  homes currently sale pending in Portsmouth
    161  –  average days on the market for homes currently pending
  • 17  –  homes sold in Portsmouth
    129  –  average days on the market for those homes that sold

  • Currently, the average asking price on homes for sale in Portsmouth NH is $461,802.
  • The average asking price on those homes in Portsmouth that are currently sale pending was $333,850.
  • The average asking price for those homes sold in Portsmouth for the 1st quarter of 2009 was $313,276.
    The average selling price of those homes that sold was $290,235.

For the 1st quarter of 2009, Portsmouth NH home sellers received, on average, 93% of their last asking price as their final selling price.  For example, a home priced at $450,000 would have sold for $418,500, 93% of the asking price.

January home sales in Portsmouth    –  6 homes
February home sales in Portsmouth  –  3 homes
March home sales in Portsmouth        –  7 homes

The market seems to be picking up at this point.  Lots of properties for sale are getting a lot more showings than they’ve had over the last few months, and buyers are getting back out and looking for that special home or condo in Portsmouth that meets their needs.  If you have your home or condo for sale, make sure you do all you can to make it stand out to those buyers who are actively in the market to buy!

Portsmouth NH Homes – An Insulated Real Estate Market

Portsmouth New Hampshire real estate has fared far better than most of the country when it comes to foreclosures and median sales prices.

The years 2006 through 2008 have shown very little change in the number of foreclosures in Portsmouth NH, and has shown fairly stable median selling prices as well.  Several towns in the immediate Portsmouth area have actually shown an increase in the median sales prices in that time frame.

“Portsmouth is unique to the area.  It has pretty much remained strong throughout all of this.  They suffered a little, but for the most part Portsmouth is sort of an anomaly.  They set their own trends.”

This was quoted from the Portsmouth Herald, in an article in today’s Sunday Portsmouth Herald, “Portsmouth Bucks Nationwide Foreclosure Trend“.

Portsmouth NH’s unemployment rate has remained low, compared to unemployment rates around the nation.  The January rate was 4.8%, and the state rate was 5.7% with the county, Rockingham County, showing an unemployment rate of 6.1%.  The nationwide unemployment rate was 8.5%.

The foreclosure numbers for homes in Portsmouth were as follows:

  • 2006   10 foreclosures
  • 2007   14 foreclosures
  • 2008   13 foreclosures

The median sales prices for Portsmouth NH homes for 2006 and 2008:

  • 2006    $327,500
  • 2008    $325,000

The above numbers are sourced from The Portsmouth Herald, and the City of Portsmouth.
These numbers show that those who live in Portsmouth NH have fared better than most not only in the nation but around the state as well.   We do live in a fabulous place!

Portsmouth New Hampshire Homes Activity from 1998 through 2008 – A Look Back

For those who like to keep on top of the pulse of the local Portsmouth real estate market, looking back at the total sales for each of the last ten years will be interesting.

This chart shows the total  number of homes sold in Portsmouth NH during each of the last 10 years.

Charts are more visually appealing for many people, and you can see from this chart that the total number of Portsmouth homes sold last year, 2008, is lower than any other year in the past 10 years.

The average sales price during those 10 years varies widely.

  • 1998      197 homes     $181,645

  • 2000     183 homes     $258,756
  • 2001     196 homes      $278,421
  • 2002     197 homes     $296,840
  • 2003     208 homes     $324,168
  • 2004     192 homes     $387,491

Looking For Foreclosure Bank-Owned Real Estate?

Portsmouth NH Real Estate – Foreclosure homes and condos – the calls keep coming!

Portsmouth area home buyers – it seems like everyone is looking for foreclosure properties these days, thinking they’re going to get a great buy on a Portsmouth home or condo that would ordinarily be priced much higher.  Sure, there are some, SOME, good buys out there, but a word of caution about bank-owned properties (foreclosure real estate) – they often come with lots of baggage in the way of plenty of work needed.

Real estate ends up becoming bank-owned because the previous owner, for any one of a number of reasons, was unable to pay their mortgage.  It also follows that they were unable to keep up on the maintenance on the home or condo as well.  Many times, those homeowners were doing remodeling work, and ran out of money, which leaves plenty of unfinished projects in the property.

From the time the property was actually foreclosed on until the time it gets listed on the market for sale, often months have gone by where no one was paying any attention to the property, in a sense abandoning it.  And if any of that time frame was during cold winter months, that means that there was no heat on and likely the house was not winterized.  Frozen pipes, ice dams, leaky windows, roof leaks, etc, are just the tip of the ice berg when it comes to the problems that often crop up in these types of properties.

A house deteriorates far quicker when there’s no one living there than if there was a house-full of people living there.  That’s just the way it is, and then when you throw in the weather elements and the effects that causes – well, let’s just say ‘BUYER BEWARE“.

If you have the skills and/or the financial means to have the needed work done, you can find some great buys on bank-owned foreclosure real estate, but you must have your eyes wide open and check the emotional aspect of residential real estate at the door.
