Selling Your Portsmouth NH Home During The Holidays

and elsewhere, always ask questions about what to do during the holidays with regards to their decorations. That’s a great question and one that should be taken seriously, by both the agent and the sellers, whether you’re selling a condo or a home.
Less is best, as the saying goes. Not all potential buyers will appreciate a heavily decorated home, nor will all potential home buyers have the same taste you have in decorations.
The goal is to get your Portsmouth home or condo sold…
….and you want all buyers to be able to see your home and not be caught up in looking at your decorations. Some fresh greens in a few areas, and maybe some holiday-colored candles would be something festive and simple to use. Some nice white lights add a nice touch, and also serve to light the outside of your house as a welcoming gesture.

The Portsmouth NH real estate market is always abuzz with people wanting to know what’s going on, how’s the activity, what’s sold and for how much. After all, almost everyone is interested in real estate, and as the real estate markets go, typically so goes most other things in the economy.
So, how’d we do in the Portsmouth real estate market for the 1st quarter of this year? Check out the stats below:
- 57 – homes currently for sale in Portsmouth
114 – average days on the market for homes currently for sale
- 18 – homes currently sale pending in Portsmouth
161 – average days on the market for homes currently pending
- 17 – homes sold in Portsmouth
129 – average days on the market for those homes that sold

- Currently, the average asking price on homes for sale in Portsmouth NH is $461,802.
- The average asking price on those homes in Portsmouth that are currently sale pending was $333,850.
- The average asking price for those homes sold in Portsmouth for the 1st quarter of 2009 was $313,276.
The average selling price of those homes that sold was $290,235.
For the 1st quarter of 2009, Portsmouth NH home sellers received, on average, 93% of their last asking price as their final selling price. For example, a home priced at $450,000 would have sold for $418,500, 93% of the asking price.

February home sales in Portsmouth – 3 homes
March home sales in Portsmouth – 7 homes
The market seems to be picking up at this point. Lots of properties for sale are getting a lot more showings than they’ve had over the last few months, and buyers are getting back out and looking for that special home or condo in Portsmouth that meets their needs. 2008 Real Estate Market Recap
Portsmouth NH homes and condos real estate market activity was up and down throughout the year during 2008. The strongest amount of activity in both homes and condos was late spring into the summer, for both homes and condos listed for sale on the market and homes and condos sold.
Portsmouth New Hampshire Homes – 2008 Activity:
- 231 homes were listed for sale during 2008
- 126 homes sold during 2008
- $354,365 was the average selling price of Portsmouth homes during 2008
- 107 days was the average number of days it took to sell those homes that sold during 2008
- 96% was the amount that sellers, on average, received of their last asking price during 2008

- 237 Portsmouth condos were listed for sale during 2008
- 131 condos were sold during 2008

- 128 days was the average amount of time it took to sell those condos that sold during 2008
- 96% was the average amount sellers received of their last asking price during 2008

Real Estate Market Update for Portsmouth New Hampshire -
September 2008

Wherever we go, real estate is always one of the topics of conversation, and who isn’t
interested in real estate and how markets are doing! There’s always someone
looking to buy a home, sell a home, or they know someone thinking about buying or selling real estate of some sort.
Homebuyers and home sellers in Portsmouth NH are no different, and I get asked about the New Hampshire real estate market all the time. I love real estate, and helping people buy and sell homes and condos, so I never tire of real estate conversations!
Here is how the real estate market here in Portsmouth did
for the month of September 2008:
- – We currently have 82 homes listed for sale through the
Multiple Listing System (MLS), with the average asking price being $369,450.
There were 23 new listings on homes that came on the market for sale during the
month of September. The average days on the market for these homes for sale is
114 days.
- – During September, we had 12 Portsmouth NH homes go under
agreement or sale pending. The average asking price of those sale pending homes
was $340,708, and the average days on the market for those homes was 57
days.
- – We had 17 homes in Portsmouth sell during September, and
the average sold price of those homes was $322,053. The average days on the
market for those sold homes was 114 days. Sellers, on average, received 94% of
their last asking price.
- – During the month of September, we saw the listings on 9 homes in
Portsmouth expire without selling. Most likely these listings didn’t
sell because of price – not being priced correctly for the current market, and
buyers not seeing those homes as being a good value for the asking
price.
The numbers above are showing us an absorption rate for
homes in Portsmouth NH to be just under 5
months. The absorption
rate tells us how long it would take to absorb the current
inventory of homes for sale in Portsmouth NH if no other homes
came on the market for sale. This month’s absorption rate has improved over August’s
absorption rate for Portsmouth NH homes.
