Portsmouth NH is a great condo area, with a wide variety of condos and price ranges to offer.  We have condominium complexes that were built new as condos, and we have also have condo conversions, which are typically large older homes or buildings that have been converted from their previous uses into condominiums.

Portsmouth NH Condos For Sale

We currently have 68 condos for sale in Portsmouth, and those prices range from $90,000 to $1,409,400.   The average asking price of those Portsmouth condos is $466,792, and the price per square foot of those condos on average is $320/sf.  The average days on the market right now is running about 195 days.

In the last 6 months, we had 57 condos sold in Portsmouth, and the prices of those sold condos ranged from $99,900 to $1,451,200.  The average asking price of those condos that sold in that time frame was $364,424 and the average selling price of those Portsmouth condos was $344,407.  The average days on the market for those condos ran about 165 days, and those sellers received on average 95% of their last asking price.

 

Portsmouth New Hampshire Condos Absorption Rate

The current rate of sales of condos in Portsmouth is about 9 sales a month, and based on that, we have about a 6 1/2 month supply of condos on the market in Portsmouth.  That number is referred to as the Absorption Rate, and it means that at the current pace of sales, we have about a 6 1/2 month supply on hand, assuming no other condos in Portsmouth came on the market for sale.

And those great schools include a beautifully renovated and expanded high school.  We have 3 wonderful elementary schools, serving the various neighborhoods around town.  And to add to all that our schools have to offer, we have a brand new beautiful library right next door to the Middle School.  In addition to our great schools right here, we’re only a few minutes away from the University of New Hampshire, located in Durham.  UNH has one of the prettiest college campuses you’ll ever see!

~~  Portsmouth offers great housing opportunities!

And we’ve got homes of all kinds, with a home to fit everyone’s needs.  Being in New England, we have all kinds of antique homes as well as lovely new construction homes, and everything in between.  We’ve got great condos – both conversions as well as newly built, in all price ranges.  We have plenty of homes for buyers to choose from, and with today’s interest rates what they are & prices a little lower than they were last year, it’s a GREAT time to be a buyer!

We’ve got many great businesses here in Portsmouth and the surrounding areas.  Over the last few years, a number of high-tech businesses have relocated to this area, causing this area to be dubbed the “e-Coast“.  Our downtown area has free wireless set up, a perfect environment for businesses and business people who love being downtown.  They are looking into expanding this further to encompass more of the downtown area as well going into some of the neighborhoods close to downtown.  Plus here in New Hampshire, we have NO income tax nor do we have a sales tax!!

The REAL Skinny on the $8,000 Stimulus Teaser

$8,000 Tax Credit Information – Federal Housing Tax Credit

By now, unless you’ve been living under a rock or just plain out of country, you’ve heard myriad details about President Obama’s “Stimulus Plan”.

Home buyers I’m working with in the Portsmouth NH real estate market area have been asking how and when they’ll get their $8,000 to help them buy a house.   Clearly all the reports have just muddied the waters for home buyers instead of clearing things up.

For buyers and sellers in the Portsmouth New Hampshire real estate market interested in learning the nuts and bolts of this $8,000 tax credit for home and condo buyers, here are the bullets of the plan:

  1. for first-time home buyers or those who’ve not owned a primary residence in the last 3 years;
  2. for the purchase of primary residences only, and for those purchased from Jan. 1, 2009 through December 31, 2009;
  3. is an $8,000 TAX CREDIT, not money given to you for your purchase;
  4. does NOT have to be paid back like 2008’s $7,500 tax credit.

The National Association of Home Builders has put together some great questions and answers on the Federal Housing Tax Credit that may help clarify other questions you might have on this tax credit.   Check it out for additional details.

Portsmouth NH homes and condos real estate market activity was up and down throughout the year during 2008.  The strongest amount of activity in both homes and condos was late spring into the summer, for both homes and condos listed for sale on the market and homes and condos sold.

Portsmouth New Hampshire Homes – 2008 Activity:

  • 231 homes were listed for sale during 2008
  • 126 homes sold during 2008
  • $354,365 was the average selling price of Portsmouth homes during 2008
  • 107 days was the average number of days it took to sell those homes that sold during 2008
  • 96% was the amount that sellers, on average, received of their last asking price during 2008
