Portsmouth NH Home to Tall Ships Festival

Those of us who call Portsmouth NH home know that we have all kinds of great things that go on all year long.  One very special event that has been taking place for the last 10 summers is our Tall Ships Festival, put on by the Piscataqua Maritime Commission.  The folks on that commission do a fabulous job bringing in Tall Ships for us to enjoy each year.

This year, the first of the four ships visiting for our Tall Ships Festival began arriving a week ago.  The Tall Ships Boat Parade was Friday morning, starting out at the mouth of Portsmouth Harbor.  I watched them come into the harbor in Newcastle, and then I followed them through Newcastle and then down into the downtown area where they tied up at the State Piers downtown.

These ships are so majestic to see – just beautiful!

Portsmouth NH Home Buyers – Credit Tips You Should Know

Buying Portsmouth NH real estate??  Important Credit Score Info You Should Know….

If you’re thinking about buying real estate in the Portsmouth NH and Maine Seacoast areas, here are some important things to know about credit scores and how that impacts your ability to obtain a home mortgage.

Your credit score is more important today than ever before, and if you’ve got a good credit score, you want to do everything you can to protect that good score.

Credit scores are a good indicator of how likely a person is to pay off their debts on time.  The more likely your credit history shows this to be, the better the mortgage program will be that you qualify for.  The higher your credit score, the better you look to mortgage companies and banks.

Credit scores range from 350 to 850, and the higher your score, the
lower the risk you pose.

This is how credit scores are categorized:

• Reason for Great Concern –  620 and under

• Excellent Score –  760 and higher (this number has been increased to closer to 800)

• Good Score – 720 – 760

• Average Score –  680 – 720

• Reason for Concern –  620 – 680

The Portsmouth NH real estate market is always abuzz with people wanting to know what’s going on, how’s the activity, what’s sold and for how much.  After all, almost everyone is interested in real estate, and as the real estate markets go, typically so goes most other things in the economy.

So, how’d we do in the Portsmouth real estate market for the 1st quarter of this year?  Check out the stats below:

• 57  –  homes currently for sale in Portsmouth
  114  –  average days on the market for homes currently for sale

• 18  –  homes currently sale pending in Portsmouth
  161  –  average days on the market for homes currently pending

• 17  –  homes sold in Portsmouth
  129  –  average days on the market for those homes that sold

• Currently, the average asking price on homes for sale in Portsmouth NH is $461,802.

• The average asking price on those homes in Portsmouth that are currently sale pending was $333,850.

• The average asking price for those homes sold in Portsmouth for the 1st quarter of 2009 was $313,276.
  The average selling price of those homes that sold was $290,235.

For the 1st quarter of 2009, Portsmouth NH home sellers received, on average, 93% of their last asking price as their final selling price.  For example, a home priced at $450,000 would have sold for $418,500, 93% of the asking price.

January home sales in Portsmouth    –  6 homes
February home sales in Portsmouth  –  3 homes
March home sales in Portsmouth        –  7 homes

The market seems to be picking up at this point.  Lots of properties for sale are getting a lot more showings than they’ve had over the last few months, and buyers are getting back out and looking for that special home or condo in Portsmouth that meets their needs.  If you have your home or condo for sale, make sure you do all you can to make it stand out to those buyers who are actively in the market to buy!
