If you’ve already owned a home in the past, as long as it’s been at least 3 years since you did, you might qualify for this tax credit.

If you currently own land or own a vacation or second home but not a primary home, you may qualify for this tax credit.

The American Recovery and Reinvestment Act of 2009 established the $8,000 Federal Housing Tax Credit. This is a real tax credit, and it applies to homes or condos bought as primary residences from January 1, 2009 to December 1, 2009.

$8,000 Tax Credit Information – Federal Housing Tax Credit

By now, unless you’ve been living under a rock or just plain out of country, you’ve heard myriad details about President Obama’s “Stimulus Plan”.

Home buyers I’m working with in the Portsmouth NH real estate market area have been asking how and when they’ll get their $8,000 to help them buy a house.   Clearly all the reports have just muddied the waters for home buyers instead of clearing things up.

For buyers and sellers in the Portsmouth New Hampshire real estate market interested in learning the nuts and bolts of this $8,000 tax credit for home and condo buyers, here are the bullets of the plan:

  1. - for first-time home buyers or those who’ve not owned a primary residence in the last 3 years;
  2. for the purchase of primary residences only, and for those purchased from Jan. 1, 2009 through December 31, 2009;
  3. - is an $8,000 TAX CREDIT, not money given to you for your purchase;
  4. - does NOT have to be paid back like 2008′s $7,500 tax credit.

Looking For Foreclosure Bank-Owned Real Estate?

Portsmouth NH Real Estate – Foreclosure homes and condos – the calls keep coming!

Portsmouth area home buyers – it seems like everyone is looking for foreclosure properties these days, thinking they’re going to get a great buy on a Portsmouth home or condo that would ordinarily be priced much higher.  Sure, there are some, SOME, good buys out there, but a word of caution about bank-owned properties (foreclosure real estate) – they often come with lots of baggage in the way of plenty of work needed.

ends up becoming bank-owned because the previous owner, for any one of a number of reasons, was unable to pay their mortgage.  It also follows that they were unable to keep up on the maintenance on the home or condo as well.  Many times, those homeowners were doing remodeling work, and ran out of money, which leaves plenty of unfinished projects in the property.

From the time the property was actually foreclosed on until the time it gets listed on the market for sale, often months have gone by where no one was paying any attention to the property, in a sense abandoning it.  And if any of that time frame was during cold winter months, that means that there was no heat on and likely the house was not winterized.  Frozen pipes, ice dams, leaky windows, roof leaks, etc, are just the tip of the ice berg when it comes to the problems that often crop up in these types of properties.

A house deteriorates far quicker when there’s no one living there than if there was a house-full of people living there.  That’s just the way it is, and then when you throw in the weather elements and the effects that causes – well, let’s just say ‘BUYER BEWARE“.

If you have the skills and/or the financial means to have the needed work done, you can find some great buys on bank-owned foreclosure real estate, but you must have your eyes wide open and check the emotional aspect of residential real estate at the door.

Portsmouth NH Homebuyers – Stimulus $$?

$15,000 for Portsmouth Home Buyers – Not Just Yet…..

Home and condo buyers in the Portsmouth NH area have been asking about the lastest version of the Economic Stimulus Plan.   And truth be told, the plan isn’t in place just yet.

It is, however, being worked on, and what we’ve been hearing certainly sounds good.  The $15,000 amount being talked about in this Stimulus Plan wouldn’t be a ‘loan’ as the first one that came out for $7,500, which had to be paid back.

The House has one version of this Stimulus Bill and the Senate has a different version, and therein lies a lot of work to get one that both the House and the Senate can agree on.   And then, once that happens, the President has to sign it and put it in place as a new law.

So, if you’re looking to buy a home or a condo in the Portsmouth New Hampshire real estate market, get your ducks in a row so you can be ready to take advantage of this new Stimulus Bill once it goes into effect.
