Portsmouth NH is a great condo area, with a wide variety of condos and price ranges to offer.  We have condominium complexes that were built new as condos, and we have also have condo conversions, which are typically large older homes or buildings that have been converted from their previous uses into condominiums.

Portsmouth NH Condos For Sale

We currently have 68 condos for sale in Portsmouth, and those prices range from $90,000 to $1,409,400.   The average asking price of those Portsmouth condos is $466,792, and the price per square foot of those condos on average is $320/sf.  The average days on the market right now is running about 195 days.

In the last 6 months, we had 57 condos sold in Portsmouth, and the prices of those sold condos ranged from $99,900 to $1,451,200.  The average asking price of those condos that sold in that time frame was $364,424 and the average selling price of those Portsmouth condos was $344,407.  The average days on the market for those condos ran about 165 days, and those sellers received on average 95% of their last asking price.

Portsmouth NH Homes | Real Estate Market Status

How’s the real estate market?”   That’s a question we are often asked, as most people have an interest in real estate usually because they own real estate and/or they know how real estate markets seem to impact much of the economy.

The Portsmouth NH real estate market has been busy since before the Christmas holidays – lots of showings have been going on, offers written, many of them eventually turn into contracts after some challenging negotiating at times, and those contracts in turn lead to real estate being sold and changing ownership.  And that’s GREAT news!

While we are still in a buyer’s market, there’s evidence that the market is slowly making some turns in the other direction.  The sales that are happening are taking place at a slightly higher pace than property coming on the market for sale is happening, as evidenced by the number of sales versus the number of homes coming on the market.  Demand is increasing, especially in certain locations, and days on the market are becoming shorter. 

Since we’re still in a buyer’s market, we’re not seeing prices increase overall as yet.  As the laws of supply and demand dictate, when demand continues and the supply isn’t keeping pace, prices will begin to turn in an upward direction and we’ll see a shift in the market toward a balanced market then into the direction of a seller’s market.

There are presently 65 homes for sale in Portsmouth, and they range in price from $229,900 to $8,500,000.  The average asking price is $678,091, with the average days on the market being 93 days for those homes currently for sale.

Portsmouth has 59 homes presently sale pending, with most of those due to be sold/closed in the next 30 days.  The average asking price for those homes sale pending was $340,119, average days on the market was 110 days.

There have been 67 homes in Portsmouth that have sold/closed since January 1, 2009.  The average selling price of those sold Portsmouth NH homes was $326,144 and the average days on the market for these homes was 110 days.  The sellers of those homes that have sold since the beginning of the year received, on average, 95% of their last asking price.


How do this year’s sold homes stack up against last year’s Portsmouth NH real estate figures?

We had 67 homes in Portsmouth sell/close in this same time frame last year, and the average selling price of those homes sold was $366,103, and the average days on the market last year was 109 days.  This time last year, sellers on average received 96% of their last asking price.

So, we’re seeing the same number of homes selling this year as last year.  The average selling price this year is a little lower than last year’s average selling price, by about $40,000.  The average days on the market is the same, and the list to sales ratio is a percent different.  Prices are a little bit lower this year, so it really is a good time to be buying a Portsmouth NH home if you’re giving some thought to getting into the real estate market.

Everyone loves real estate and loves to know what’s going on in the marketplace, at least that’s how it seems!

How did we do in Portsmouth NH homes and condos for April?

Portsmouth NH Homes – April 2009 Real Estate Market Update:

  • Sale pending  —  12 homes went sale pending in April
  • Expired listings  —  9 homes expired from the market without selling
  • Homes Sold  —  9 homes sold during April

Portsmouth NH Homes South End

For those homes that came on the real estate market in Portsmouth during April, the average asking price was $705,084.  The average asking price of all the homes currently for sale in Portsmouth is $494,751, and the average days on the market is 121 days.

Portsmouth NH homes that were sale pending in April had an average asking price of $343,211, and the average days on the market for those homes was 67 days on the market.

Homes sold in Portsmouth during April had an average selling price of $346,556, and an average asking price of $357,511.  Those homes took an average of 181 days to sell.  Sellers of those homes that sold received, on average, 97% of their last asking price.

The average asking price of those Portsmouth condos that were listed for sale in April was $516,930, and the average asking price for all condos for sale in Portsmouth is $458,145. The average days on the market for this condos is 150 days.

Portsmouth NH condos that went under agreement/sale pending during April had an average asking price of 314,475, with an average days on the market of 90 days.

Condos sold in Portsmouth during April had an average selling price of $219,813.  The average asking price of those condos that sold was $303,825.  The condos that sold took an average of 175 days to sell.  Sellers of those sold condos received, on average, 96% of their last asking price.
